McFarland prices rose, but buyers have a bit more room
Prices in McFarland are up, but the market is not running away from buyers. The Real Estate Data Aggregator counted a median sale price of $497,450 in ZIP 53558 for the three months ending July 31, 2026. That is a 3.1% rise from the same months in 2025. Steady, not a surge.
That 3.1% gain lines up closely with the national picture. The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. McFarland edged a little ahead of that pace, but not by much.
Buyers have a little more breathing room
The Real Estate Data Aggregator shows months of supply in ZIP 53558 rose to 2.8 months, up 0.2 months from a year before. New listings climbed 7.8%, reaching 55 in the period. Homes for sale grew 2.3% to 45. More listings mean more choice for buyers.
At the same time, mortgage rates are making affordability harder. CNBC reported the average contract rate on a 30-year fixed mortgage rose to 7.30%. Realtor.com noted rates surged above 7% for the first time since January 2025. More supply helps, but higher rates offset some of that relief.
Homes are still selling close to asking price
The Real Estate Data Aggregator put the average sale-to-list price ratio at 100.2% for the three months ending July 31, 2026. That figure was unchanged from a year before. Sellers are still getting full price on average. Not every home sold fast, though. Median days on market was 57 days, which is actually 6 days shorter than the year before.
The Real Estate Data Aggregator also found that 38% of homes sold above list price. That share rose 9.1 points from a year before. So while buyers have more time on average, well-priced homes are still drawing competition.
One sign worth watching
Pending sales fell 21.6% from a year before, landing at 40, according to the Real Estate Data Aggregator. Fewer contracts in the pipeline can mean slower months ahead. The share of homes going under contract within two weeks dropped 6.9 points to 22.5%. Buyers are taking more time to decide.
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. McFarland's sale-to-list ratio held at 100.2%, so local sellers have held firmer than many markets. Still, that national trend is worth keeping in mind.
